The dispute

An adjoining owner of a heritage masonry building alleged that structural cracking and movement were caused by basement excavation on the neighbouring development. The developer engaged our Registered Building Practitioner and structural engineer to assess causation and the pre-existing condition of the heritage fabric.

Our expert's findings

Comparison of the dilapidation survey with current crack mapping showed the majority of cracking pre-dated the works and was consistent with long-term reactive clay movement under AS 2870. New cracks were limited, hairline, and within tolerable serviceability limits under AS 3700. Vibration monitoring records were within DIN 4150 thresholds throughout the excavation programme.

Outcome

The expert report and supporting monitoring data were served on the claimant prior to the joint conclave. The claim was withdrawn before substantive hearing, with no compensation payable.
